Three-Phase Inspection Methodology
Our baseline commercial property inspection is a comprehensive scope that includes research and interviews, a physical walk-through survey, and a written report. While document review and interviews are often overlooked, they can add valuable context to inspection findings by supplementing physical observations with property records. Opinions of probable cost are not included in the baseline but are a popular add-on for capital planning. During the proposal request, clients should keep these options in mind and consult with the inspector to design a scope of work that meets their goals.

Document review and interviews: We review readily available records such as Certificates of Occupancy, lease agreements, maintenance logs, prior reports, and building plans, and conduct interviews with the owner, manager, maintenance personnel, or occupants, as permitted and available. These supplement the physical inspection and are reflected in the final report. Interviews may be coordinated through our online pre-inspection questionnaire, on-site, or by phone, depending on client preference.

Walk-through survey: We conduct a visual, non-invasive property condition assessment of accessible areas and systems, including site and drainage, structure and roof, exterior and interior finishes, mechanical, electrical, plumbing, and fire/life-safety systems. Conditions are documented with photographs and notes and compiled into the final report.

Written report and consultation: You receive a written report that outlines the scope and limitations, describes the property and systems, identifies material deficiencies, and includes photographs and recommendations. When requested, the report can also include opinions of probable cost. After delivery, we are available to review findings with you and answer questions.
Beyond the Baseline Inspection
While the three-phase methodology provides a comprehensive foundation, some clients choose to extend the scope for added clarity and planning. Fire Door Inspections: Assessment of fire door assemblies documenting condition, function, and life-safety compliance, including swing fire doors, rolling fire doors, and sliding fire doors. Fire doors inspections should be done annually per ComSOP and NFPA standards.
